Application Fee:
There is an application fee of $40 per adult. This fee covers your credit check and background check. You must be at least 18 years of age to apply.
Income Verification:
We require your income to be 3 times the amount of rent. We need 1 full month of check stubs to verify income.
Must be employed for a minimum of 6 months.
Background:
Anyone with a Felony charge that is related to a serious crime within the last 7 years, will not be approved. Misdemeanors will be looked at on a case-by-case basis.
Credit History:
Credit is based on the score as well as debt to income ratio. No evictions, judgements or balance owing to past landlords. If you leave off a landlord on your application and it shows up on your credit/criminal report, you may be disqualified. Any account in collection other than medical bills can affect your eligibility. Insufficient credit will require your income to be 4 times the amount of the rent and a double security deposit or a co-signor.
Co-signor:
Must have a minimum score of 700, own their home and have garnish-able wages.
Pet Policy:
Dogs are allowed at the owners discretion.
On the pet friendly properties, we require a non refundable pet fee of $500 as well as an additional $45/month for pet rent, which allows a maximum of two pets.
NO VISITING PETS.
We do not allow the following breeds or crossbreeds: Doberman, Rottweiler, Pitbull, Chow.
ESA Animals:
-We must have the letter from A mental health service provider: Therapist, Psychologist, Psychiatrist - Not a family Doctor provider stating that you have a Emotional Support Animal
-Must be up to date on vaccines with papers from their veterinarian office.
-Must be spayed/ neutered.
Utilities:
Resident is responsible for all utilities, internet & cable unless otherwise noted.
Renters Insurance:
Renters Insurance is required and needs to include "loss of use" coverage.
Processing Time Frame:
It takes our processing department generally one to three business days to process an application. Once processed you will be notified of whether you are approved or denied.
Security Deposit:
Once approved, you have 24 hours to make your non-refundable holding fee. If we do not receive your non-refundable holding fee by that deadline, we continue on to the next approved applicant. The non-refundable holding fee will be the same as month's rent for the property and will be applied to the Security Deposit at the time lease signing.
Lease Signing:
Once the non-refundable holding fee is paid the lease must be signed within TWO weeks. Failure to do so will result in forfeiture of the non-refundable holding fee.
1st month rent, pet rent and the Non Refundable Pet Fee are due in FULL at lease signing.
Proof of utility transfer and renters insurance is also required at lease signing.
