Application Fee:
There is an application fee of $35 per adult. This fee covers your credit check and background check.
Income Verification:
We need 1 full month of check stubs to verify income.
Must be employed for a minimum of 6 months.
Background: We do not accept felons.
Pet Policy:
Pets are allowed at the owners discretion.
On the pet friendly properties, we require a non refundable pet fee of $300 as well as an additional $45/month for pet rent, which allows a maximum of two pets.
We do not allow the following breeds or crossbreeds: Doberman, Rottweiler, Pitbull, Chow.
Credit History:
We require a minimum score of 600. Any account in collection other than medical bills or school loans can affect your eligibility.
Co-signor:
Must have a minimum score of 700, own their home and have garnish-able wages.
Processing Time Frame:
It takes our processing department generally one to three business days to process an application. Once processed you will be notified of whether you are approved or denied.
Security Deposit:
If and once approved, you have until noon the following business day to make your deposit. If we do not receive your deposit by that deadline, we continue on to the next approved applicant.
Lease Signing:
Once the security deposit is paid the lease must be signed within TWO weeks. Failure to do so will result in forfeiture of the deposit.
1st month rent and the double security deposit is due in FULL at lease signing.
Proof of utility transfer and renters insurance is also required at lease signing.
